The Metropole is a brand new construction property offering both a mid-rise and tower building.  The property is located in the Greenway Plaza area and offers the ultimate in luxury.  The Metropole is the second new construction property in the Greenway Plaza area this year (The first being 36 Sixty Richmond).  The property is now leasing (02/23/2007) and may be offering specials as it leases up the two buildings.  One can expect the mid-rise to lease at a substantial discount to the tower building.  The price disparity is attributable to the fact the views come with a premium and hardwood floors are installed in the tower.

Gables 6464 is currently under construction and will begin leasing in August of 2007.  The property is located at the intersection of Voss and San Felipe surrounded by major retail.  Restaurants within walking distance of Gables 6464 include Pei Wei, Chipotle, La Madeleine, and Nit Noi.  The property is being constructed as an ultra luxury residence and is one of the first new construction apartments in that area of Houston in quite some time.  Right now the only competition in the area is Woodway Square; however, more new construction apartments are scheduled to begin in 2007.

A lot of people are awaiting the rent prices release of Broadstone West Eighteenth.  The property will be one of the few luxury apartments in this area of Houston with competition including The Cheval at Memorial, Stonewood, and The Retreat at City Park.  To compete, management is going to have to set starting prices for one bedrooms some where in between $850 to and $1000 on a long term basis. The property may actually run specials way below their long term targets as it attempts to lease a critical mass of the units.  Broadstone West Eighteenth will be an interesting experiment as it is entering the market in an untraditional location.

Residents at Alanza Brook apartments are appreciative of the quietness as well as the peaceful setting of the area. However, our clients’ major concern is the slight increase in crime recently, which drove tenants to demand action from the management. Some residents complain about the thin walls which limit one’s privacy, and entrance gates are broken frequently. Our clients at Alanza Brook apartments are, however, satisfied with the spacious living and the location of the community.

Our clients at 9900 Memorial like the location of the property because it is close to everything around including fast food restaurants, bars, movie theaters, and easy access to major highways. However, residents are not too happy about the crime such as car break-ins and assaults. Other less serious problems were unfriendly neighbors, roaches and other insects. Our clients at 9900 Memorial apartments do like the thick walls which gives them privacy as well as the landscaping work in the community.

One good thing about 7979 Westheimer apartments is affordability; the price is within reach for many people. However, the complaints are many for this community. Gates are broken all the time which allows unwanted people to navigate the property from time to time. Maintenance takes a very long time to fix things or respond to requests made by residents. Moreover, crime runs rampant here, and the community definitely needs some maintenance attention as apartments are filled with roaches.  In sum, the only two things our clients at 7979 Westheimer apartments like is the affordability and location.

Tenants at 3000 Sage apartments absolutely love the location of this property; it is located in the Galleria area where there are many great dining spots and glamorous shops. However, there are few complaints by some residents about this property. Noise was issue number one; the noise from outside is unbearable. According to some tenants the walls are painfully thin, so if privacy is a big issue to you then that would be something to consider.  Another matter is the traffic around the community, particularly during rush hour. Some positives that our clients at 3000 Sage point out is the gym. Many say it was the best complex gym they ever saw. Most clients say the community is clean and well maintained, and the presence of security guards is a definite plus.

Our clients at The Museum Tower high rise apartments have expressed their appreciation for many things regarding this property. Residents adore the interior designs of units, excellent facilities, and the friendly staff. However, the two downsides are the heavy traffic at times and the noise associated with it. Overall, our clients at the Museum Tower could not be happier with the location and the view.

Our clients at Humble Tower apartments have no complaints about the location of the property. They love the location as well as the view. However, some residents just could not bear the noise level, especially on the weekends. Others have complained about management lacking a professional attitude and that they should be business oriented. However, our clients at Humble Tower like the layout and floor plans this community offers.
