The Marquis at Bellaire Apartments

Monday, January 15th, 2007

The Marquis on Bellaire is a fairly new property in that it split from another property built in the early nineties (The brand name is new essentially, not the property).  The Marquis on Bellaire had all their tenants vacate their units when they took over so that most of the units could undergo massive renovation.  When the units were finally finished they realized they had to lower the prices to lease them.  Hence, the result was people were leasing renovated units at cheap prices.  The prices have increased slightly over the last couple of months, but The Marquis on Bellaire is still a pretty good deal.

Towne Plaza

Monday, January 15th, 2007

Towne Plaza is owned by The Finger Companies and is an older property but well managed and well kept in a great area.  The best thing about Towne Plaza apartments is that you can get really large square footages for not very much money.  Tenants can lease one bedrooms around 800 SQF for around 600 dollars and two bedrooms around 1300 SQG for around 900 dollars.  The big down side is that the property has no washer and dryers in the units, but most older properties do not have this luxury.  There are washer and dryers on site however.

Pin Oak Estates Apartments

Monday, January 15th, 2007

Pin Oak Estates is a recent construction property that offers average units at pretty good prices.  The interiors are very basic and include carpet and laminate flooring and counters.  The property usually offers one bedrooms for around $750 which is a good deal for recent construction in that area.  Pin Oak Estates was formally owned by ING Direct before a recent ownership change.  Rumor has it that the new owners may be attempting to raise rental rates over the coming months.

Nob Hill Apartments

Monday, January 15th, 2007

Nob Hill is a Harold Farb property and may be the largest apartment complex in city.  It is the largest apartment complex I have ever seen in Houston, Dallas, or Austin anyway.  Nob Hill is in a neighborhood called Westbury in southwest Houston where ranch style homes built in the 1950’s are typical.  The units themselves are inexpensive and not bad for the price.  The property is professionally managed and well kept and one bedrooms can be leased for around $500.

Newcastle at Town Plaza

Monday, January 15th, 2007

Newcastle on Towne Plaza is an older all bills paid property just northwest of Bellaire proper.  All bills paid properties are sort of a rare thing today as the city stopped issuing permits to build all bills paid properties in the seventies.  As a result, Newcastle on Towne Plaza is one of the few properties left and is good for tenants that want to consolidate all their bills in one payment.  It’s also good for tenants that have no credit or poor credit as utility companies may charge large deposits.

Gables Pin Oak Park

Monday, January 15th, 2007

Gables Pin Oak is a property built in the early nineties that is located just northwest of Bellaire.  The interiors of the property are nice but fairly basic for luxury properties.  The property almost always has a 600 square foot unit for around $800; however, Gables Pin Oak actually has much better deals on larger square footages.  The two nicest things about the property are the pool and the manned entry gate.  The pool is a blend of lap style and resort style, and is probably one of the most frequented pools in the area.  Unlike most properties, the gate at Gables Pin Oak is always working and there is a guard booth on site.  The biggest negative about the property is that their prices are almost always being beat by other apartments in the area.
