36 Sixty Richmond Apartments in Houston

36 Sixty Richmond apartments in Houston are the Morgan Groups newest construction in The Bayou City.  The property is located in The Greenway Plaza area which the most centrally placed location in the Houston area.  The community is definitely high end and features granite, garden tubs, crown molding, etc.  However, 36 Sixty Richmond is not the ultimate in luxury living; it’s actually a couple notches below other high end properties recently built by Gables and Riverstone Residential.  1-1’s here start at around $1100, and it does not seem like the Morgan Group has had any problems leasing them at that rate.

Houston Lofts

Lofts in Houston have gotten to be quite expensive over the last years as residents have embraced the style.  Traditional apartments have even tried to emulate the style in hopes to capitalize on this popular living choice. 

I always get asked how to recognize “true” Houston lofts and what properties are best values.  So here we go.  “True” units are buildings that have been converted from office and industrial use to modern day residences.  They are usually very rough and feature concrete floors, counters, and pillars.  The pluses of true lofts in Houston are that they usually boast high ceilings, open space, and an element of character so unusual in the city’s traditional apartment market.

As far as the best values for the units, Alexan, White Oak Bayou, and Hogg Palace almost always beat the competition when it comes for bang for buck.

Post Midtown Square

Post Midtown Square was the pioneer of the midtown area about six years ago.  The best thing about the property is the location.   You can walk across the street to the Front Porch Pub, and a lot of restaurants are actually in the downstairs retail.  The biggest problem with Post Midtown Square is that the units are very basic and small for the price.  They have apartments here that are 457 SQF that lease for around 800 dollars.   The property is extremely large (672 units) and the clientele is mostly younger people that put a lot of stress on the facilities, which in turn causes some maintenance issues.

Ventana Midtown

Ventana Midtown is a unique property in that it is a 9 story mid-rise that does not do view charges (apartments on the first floor cost the same as apartments on the 9th floor).  The units are very nice and offer crown molding, garden tubs, some hardwoods, and Berber carpet.  The biggest problem with the Ventana at Midtown is that it is located in a seedy area.  The property is more accurately located between midtown and the Medical Center which harbors a lot of transient traffic.  The good news is the property is fully gated.

Camden Midtown

Camden Midtown is a very basic apartment property for the central area.  The interiors have standard carpet, washer/dryer, laminate flooring, etc.  The property is walking distance to Spec’s, Randalls, and a lot of restaurants in the area.  Camden Midtown is well run and professionally managed which is a huge plus in that area.  The only negative about the property is sometimes the rents get a little high for what the units offer.  One bedrooms there over $900 and two bedrooms over $1200 are not such a great deal for what the units offer.

The Calais at Courtlandt Square

The Calais at Courtlandt Square was a phenomenal property until it was recently taken over by Internacional Realty out of San Antonio.  The property was formally managed by Greystar who did a great job with the property.  Internacional Realty is notorious for poor response to maintenance requests at other Houston properties including Siena, Savoy, and others.  Aside from new management, the interiors at Calias at Courtlandt Square are finished with hardwoods, polished concrete, surround sound, so in short, they are very nice.  The only other negatives about the property are that the parking lot floods slightly because the new construction of Spur 5 caused drainage problems.  If you can put up with a couple inches of water in the parking lot and bad management this property might actually be a pretty good deal.

Amli Midtown

Amli Midtown is a little pricey for the quality of the area and some may even say that the property is run down compared to some of the newer properties in the area.  Some of the decreased quality in the units are due to the popularity of this property among younger students.  I really would not recommend Amli Midtown unless their one bedrooms come down to the low 800’s or twos can be had for around $1050.  The units are very basic and are just not worth much more than that—even if it is in midtown.

2222 Smith

2222 Smith Street apartments are a relatively small community with about 100 units in midtown.  The outside of the property is all brick and the street in front of the property is cobblestone so whole exterior image of the property comes off fairly modern.  The exterior almost gives you a loft feel when the interiors of the units are actually luxury garden style.  2222 Smith Street is managed by the Morgan group so you get excellent management services and it really is a solid property.  The only down side is that the rent may be a little on the high side because of the midtown location and people may be let down by the traditional interiors.

Yale Street Lofts

Yale Street Lofts in the heights area is a small building with only 10 one bedroom units on property. The exterior is original brick construction and all downstairs units have polished concrete floors. Yale Street Lofts has only one bedroom apartments, however, they are extremely large units at approximately 950 SQF. One of the downfalls for some people is that the property has razor wires bordering the gate, however, that is only for safety reasons.

White Oak Bayou Lofts

White Oak Bayou Lofts is a small 10 unit property in the Downtown Houston Warehouse District.  The building’s units are authentic true urban residences.  One of the best things about this property is that it is one of the least expensive downtown buildings and leases at around $1/SQF.  Some of the negatives about White Oak Bayou Lofts is that there are no washer and dryers in the unit and the area is not so great (located next to jail and bail bondsman).  The building is completly gated and secured however.
