Lofts on Post Oak

Lofts on Post Oak is another strange development that cannot decide whether they are for lease or sale.  As of now, the units are both being sold and leased.  The leasing is being done by two companies that have rounded up all the individual owners in order to lease their independent units.  Lofts on Post Oak is a mid rise that looks cooler on the outside than it actually is.  The interiors are very plain and apartmentish.  They do offer hardwoods, granite, and crown molding however.  The word on the street is that the closet space is a little small.

Dakota Lofts

The Dakota Lofts are another of Randall Davis’ first developments and offer residents an industrial feel.  One of the biggest critiques of the property is its location.  Dakota Lofts is located in the Warehouse District of Downtown Houston which is sketchy at best.  This property is not for you if you are looking for luxury and soft finishes.  The building is a small community of industrial style units.

Hogg Palace Lofts

The Hogg Palace Lofts are one of Randall Davis’ original developments located in the Theatre District.  The property is known for its rooftop terraces that overlook downtown and its urban feel.  If you are looking for luxury than this place is not for you.  Everything is very rough about the interiors–from the concrete floors to the industrial tile.  Hogg Palace Lofts are for those looking for a real industrial feel.  Another benefit about the property is the fact that you can walk out to Alley Theatre and Angelika theatre–in general there is a lot to do around the area.

Kirby Lofts

The Kirby Lofts has never been able to meet the their expenses with the property’s rental income alone.  Recently, the units at the property have been sold to individuals and some tenants have been forced to leave the units.  The Kirby Lofts have always been poorly managed and had high rates of tenant dissatisfaction.  The best thing about the property is the valet parking: tenants pull up to the property and the valet takes their car to the garage.  The Kirby lofts may never be profitable because of the fact the building is only 63 units, and the property may be destined to be owner occupied.

Post Rice Lofts

The biggest problem with Post Rice Lofts is that there is no washer or dryers in the units.  The building was originally a hotel in the 1920’s and hence was not designed for washer and dyers.  The Post Rice Lofts does offer a great location on Main Street and the Houston Light Rail.  The pool is actually in the basement so if you are looking for a rooftop setup this is not the place for you.  The Post Rice Lofts also has a grand ballroom that is typically rent out for weddings and special events.  Another big plus about the building is that it comes with 24-hour concierge.

St. Germain Lofts

The St. Germain lofts are a Randall Davis development and are currently being offered for sale while some of the units are privately leased.  When the property was offered exclusively for lease units started at $800 per month.  The biggest critique about The St. Germain Lofts is that the units are very basic with non luxury finishes.  The best thing the property has going for it is its light rail and main street location.  Some of our agents have recently sold units at the St. Germain only after Randall Davis agreed to add hardwoods and granite counters.

Broadstone Uptown Lofts

Broadstone Uptown Lofts are soft new construction units.  Some units have hardwoods or polished concrete which is a nice non carpet option.  Broadstone Uptown Lofts are basically a luxury apartment property dressed up as an urban residence.  The units almost always start around $900 per month and you can almost always get a better deal in the same area for around $750.  On a side note, I heard that the Houston Aeros all lived there one year–which may be viewed as a good thing or a bad thing depending upon who you ask.  There are not that many soft lofts in the Galleria to lease so if that’s what you are looking for than Broadstone Uptown Lofts may be a good choice for you.

A Poem About an Apartment Locator

Our company recently hired a former elementary school teacher, and one of her former students wrote this poem about her new job:

 

Apartments, apartments, apartments galore, All she wants is more and more. 

As she is an ApartmentWIZ Doing her job is like taking an easy quiz. 

Finding, seeing, apartment being Knowing her stuff from counters to fluff. 

She won’t take a break or find a mistake, Size, compromise, that’s not a surprise. 

The client insists on the right lists, Which pulls in the buyer with their hopes going higher. 

You, me, we’ve got to agree On which place you liked on our apartment spree. 

Making a deal is something you’ve got to feel. Sign a lease, do it in peace.
