Apartment Locator or Apartment Finder

Apartment Locator: A person that assists a prospective tenant in search for an apartment.  Apartment locators are almost always required to hold a real estate license in the state that they practice. 

Apartment locators in the Southeast and Southwest United States (excluding California) usually offer a free service to the people they assist. In other parts of the country, apartment locators may charge prospective tenants a flat rate for a list of apartments or ask the tenant to pay their commission.

Apartment locators usually e-mail lists of apartments to their clients and allow clients to visit properties on their own. Apartment Locators will still stay in communication with their clients via e-mail and telephone during their search.  

The clients are then required to reference the name of the apartment locator and the locating company on the guest card and lease application for the apartment locator to receive credit as the referral source and procure a commission.

Some locators are also willing (some actually prefer) to personally accompany clients to the properties.  Having an apartment locator escort you to the properties can be beneficial if you are unfamiliar with the area in which you are searching for apartments.  Locators are also able to get feedback from prospective tenants as they view various properties and make adjustments to the scheduled list of apartments to view.
